Owner's Fact Sheet
- Trampoline and trampoline water feature: $5500
- The concrete fence was $30,000 around the entire house, not the standard vinal
- The steel gates $32,000 upgrade
- The backyard steel trellis/pergola was $25,000. The trellis over the pool gate was $10,000
- The entire concrete was sealed at $8,000
- The pool deck with concrete and acid wash and sealing was $45,000
- Outdoor fireplace was $12,000.
- Steel Garden boxes for $7000
- We have cedar lined patio ceiling and front patio ceiling and casita front and back patio ceiling. I don’t remember the cost but it was probably $15,000 Most people use aluminum.
- The brick walls inside the house were an item upgrade for $20,000
- The brick fireplace was another $15,000 upgrade
- The wood lined wall in the was $13,000 upgrade
- Other items that are on the builder report I kept that we paid for upgraded were the stair railing, The wood columns in the main living room or another, The garage doors were about $36,000 because of the windows. Again not a normal door, Humidifier for the master furnace. We added an additional furnace upstairs for master bedroom so I don’t have to run the rest of the house that same temp.
- All the dark wood doors are custom-made. Those are also one-of-a-kind they were about $2500 a a piece. No one else will have those doors because we had them custom-made, above what the builder was offering.
- The ceiling in the living room is 22 feet tall, which is extremely rare to find
- The main living room also has connections to the Sonos speakers in the wall the ceilings and the subwoofer so it’s basically a theater in the living room as well.
- There’s a basketball court in the backyard but it also has the garage door so you can wash off your mountain bikes your dirt bikes your cars or a Harley motorcycle etc.
- Spotlights route the front yard in the backyard. We have a solar spotlight in the backyard for security. We have a court light for the basketball court. Landscape lighting in the backyard as well as the front yard.
- Christmas lights included, all led all custom
- Eero mesh Internet network throughout the house and garage and patio. You can get high speed Internet anywhere on the property full speed.
- Water filtration throughout the house, soft water, hot and cold tap in the kitchen with additional filtered water.
- Large gas line for fireplace in the backyard.
- Pool covers that are strong enough to walk on. 10 people could walk across those covers.
- The pool is 4 feet across by the way and flat so there’s a volleyball net that goes across the middle. We don’t have the net but we have the polls. So people could play volleyball in the water. Obviously there’s a splash pad for kids and a place to set lounge chairs in the water with two umbrella ports
- Landscape package was $60,000 in trees and plants in the yard. Landscaping with pool $400,000
- The casita and the upstairs flex room have mini theater systems in them they have sound bars with big subwoofers
- Large built-in gun safe
- A few words about the appliance package:
- Steam oven
- FYI the dishwashers are meatless highest and dishwasher they make. They’re designed to wash wine glasses etc.
- Even the disposals I bought were about $800 each. They are designed to be quiet and grind up the largest of food so you don’t have to dump it all in the garbage and rinse plates. Icemaker, Bar bridge, wine fridge, pantry back up freezer.
- 15 foot front door that pivots
- Tinted windows entire front of the house and master bedroom windows
- The front door and the casita front door have frosted etched glass for privacy day and night.
- Epoxy garage floors with paint flakes. Custom one-of-a-kind color and design for our house. No one else has that garage floor, we designed it.
- Hot and cold tabs 2 in the main garages one in the casita garage, One outside in the back patio casita. 1 inch lines throughout the outside for high-pressure water. There’s one at the garden , one behind the pool against the fence, one on the casita patio, 2 in the main garage. 1 in the front yard.
- Icemaker, Bar bridge, wine fridge, pantry back up freezer.
- Hidden back door to pantry for access to the garage to load groceries.
- 4 sets of washer machines and dryers are included
- $100,000 home theater room we are including
- Stained concrete in the front yard 8 to 10,000. Garage floors 15,000
- The window package was about 90,000 because of the big sliders are super expensive
- 80 gallon quick recovery water heater 3000
- House filtration system 3500
- 97% high efficient furnace is Humidifier upstairs on furnace Landscape lights throughout the yard and trees
- Custom one of a kind what doors
- $18,000 bed built-in
- Custom shower with granite coming through the glass with steam shower
- High end European cabinets with horizontal grain
- Additioinal features about the house, perhaps not readily noticeable:
- All our blinds are electric except for the basement and Casita. The main blinds in the living room are hardwired to power so you do not have to replace batteries.
- Just a reminder the panel for the blinds is behind the picture in the master toilet closet.
- The toilet in the master bath is a $6000 fully Integrated automated toilet. It’s not that cheap toilet lid add on to a regular toilet.
- The address sign in the front yard is 5 feet wide and has got large lit numbers.
- One thing most people don’t notice is our entryway sidewalk goes clear out to the street so people don’t have to walk up the driveway or walk through the grass. It’s something that Ezra Lee does it looks really good.
- Separate entryway to the pool for guests on the Casita side of the house with a electronic keypad gate. That is also lit all the way from the street so I guess can come at night to a pool party and not go through the house or in the daytime and walk to the pool from that Casita side of the house.
- large streel gate for RV parking with electronic keypad entry
- Three large Garden boxes I think there’s 6 x 3 or something. There’s also a hose over there and we have drippers inside the garden boxes so they don’t have to water the garden by hand
- 90% the lights in the house are LED including the pool
- 16 high def cameras outside as I mentioned before, including one that is a large Hi DEF camera that you can control remotely with high def zoom, you can zoom clear to 13th East.
- Ring doorbell and three other camera locations for ring. Basically have 2 camera systems.
- The alarm system is upgraded and has a keypad at the garage door, the basement, the master bedroom next to the bed, and the casita. That way you can control door chimes and window chimes. If the kids sneak out of the basement the alarm time will go off. If somebody comes in the house in

Rikki is the best realtor!!! She is always willing to work hard to find your the perfect home or sell the one you have!! She is so organized and efficient and genuine!!!
Rikki is a thoughtful, detail-oriented Realtor. She helped us buy and sell our home which are two very different experiences. In both cases, we were very pleased with her attentiveness and understanding of our needs. Definitely recommend!
Rikki is awesome. She is professional, patient, knowledgable, and proactive to all of our needs. You will be hard pressed to find a better agent to help you buy or sell a home. We would recommend Rikki to anyone.
We were first-time home buyers in the truest sense (we knew nothing. Like really, absolutely nothing.) when we came across some positive reviews for Rikki and decided to give her a try. The reviews were right! Rikki easily answered our constant stream of questions, whether she was with us or responding to an email or text. She never made us feel like we were too picky or too ignorant. When things went south with our loan officer, Rikki picked up the slack and made sure everything still happened on time for us to get our dream home. We love our home! And we love Rikki! My husband and I absolutely recommend her to anyone who wants a great home-finding experience.
